Working with the City, Swiss Bear assisted with funding and coordinated development of two urban design plans which serve as guidelines for growth and development in the downtown, surrounding areas and Five Points. The 1990 UDP focused on long-range goals to upgrade public areas and development opportunities. Priorities included: maintaining a distinctive sense of place, new development in the Five Points commercial area, appropriate siting on new in-fill projects, open space and public access along waterfronts, maintaining existing view corridors and integrating the urban renewal area with the central business district.
The 2000 UDP focused on the need for major streetscape improvements to the Broad Street corridor, attracting new investment and commercial development in Five Points, upgrading substandard housing in residential areas to the north and south of Broad Street and redeveloping the industrial area north of the railroad depot (referred to as Riverstation) as a new urbanist residential waterfront community.
